What you will get from us

As the property management agent, our most basic job is to prioritise your best interest when making decisions for your property.

Our roles and responsibilities include but are not limited to:

  • Setting Rent
  • Collecting rent and chasing any arrears
  • Finding good tenants and long-term lease agreements
  • Handle any Property Maintenance and repairs requests, including obtaining quotes from relevant trades and advising you how to move forward in the process
  • Conduct routine inspections
  • Lodge and collect bond payments
  • Paying property-related bills
  • Administration includes record-keeping, maintaining leasing agreements, postage, handing over the key to tenants, and preparing month & annual statements
  • Prepare for tribunal proceedings
  • Stay up-to-date with tenancy laws
  • Handle complaints from tenants, deal with any issues the landlord may have with the tenants and where necessary, issue termination notices to tenants when required

We can meet you at your property or discuss with you over the phone or internet, we need a site-inspection to get to know your property

3. Rental appraisal2023-04-03T15:12:41+10:00

After inspecting your property, we will provide you a detailed and individualised rental appraisal report stating how much we recommend for rent, referring to the current market price, and advice how to improve the property by organising repairs or maintenance, cleaning if needed in order to achieve higher rent.

Your property will be listed for lease on realestate.com.au and few other websites.

We will conduct inspections / open homes to show prospective tenants your property

6. Application assessment2023-04-03T15:13:36+10:00

We will carefully review every application including each applicant’s previous rental history and go through their reference check, financial status. We will give you our recommendation.

7. Approve the application & lease agreement preparation2023-04-03T15:13:55+10:00

When you approve the tenant’s application, we will generally require 4 weeks’ bond and 2 weeks’ rent deposit from tenants to secure the tenancy. Then we will prepare relevant lease and bond agreement documents and finish the signing process.
